Service of alcoholic beverages is limited to caterers who have the proper license from the Department of Alcoholic Beverage Control or person(s) approved by the Property Manager OR Three Oaks Farm will provide the Renter licensed bartenders for an additional fee. The Lessee must agree to comply with all applicable local, state, and federal ordinances, statutes, laws, and regulations.
Three Oaks Farm forbids the service of alcohol to minors. By law, no one under 21 years of age may consume or taste alcohol beverages. Guest under 25 MUST present photo id. The sobriety of all guests/attendees is the responsibility of lessee. Should the lessee/guest(s) drink alcohol, then the lessee takes complete responsibility for the consumption of alcohol and cannot hold Three Oaks farm responsible for any accidents, damages, or injuries.
The service of alcohol will be discontinued at least 30 minutes before the conclusion of the event.
All outside amplified music must be off by 10:00 pm. Music inside must be turned down to acceptable levels by 11:00 pm. Doors must be kept closed after 11:00 pm if music will continue to play. If any noise complaints are received after 11:00 pm, all music will need to be discontinued immediately. If the party chooses to continue playing music after noise complaints have been reported, authorities will be contacted and the party will be asked to leave the premises immediately and damage deposit will be forfeited.
All cars must be parked in designated parking area. Handicap parking is provided, and marked in designated spaces next to barn. No parking is allowed on any grass areas. If at any time cars are seen parking on grass a photo will be taken of car/s and the damage deposit in the amount of $500.00 will not be refunded.
All cancellations must be received in writing. Requests can be mailed or emailed to our office. It is the lessee's responsibility to follow up with his/her cancellation request. In the event of a cancellation, all rental fees paid shall be non-refundable.
Security & Damage Deposit
There will be a non-refundable 20% (of total price) Security Deposit & refundable* $500.00 Damage Deposit required & due upon booking. The Damage Deposit will be refundable 14 business days after event providing Three Oaks Farm management staff has assessed that no damages have occurred to the property*. Damage or loss that occurs during the event time will result in lessee’s responsibility to pay 100% of the costs incurred by the damage or loss of Three Oaks Farm or any of the grounds. Should the lessee decide to cancel before event then there will be no refund of the deposit. Three Oaks Farm cannot and will not be responsible for acts of God, inclement weather or the parties’ change of plans.

The Rental Fee shall be paid in the following installments: A 20% (of total price) Security Deposit plus a $500.00 Damage Deposit, and then the remaining balance that will be prorated according to the number of months between the date of the contract and the date of the event. If a single month's payment is missed without contacting Three Oaks Farm the date will be forfeited. A monthly payment will be made beginning one month after the contract is signed and a deposit is paid. A late fee of $50 will be charged for each late payment. The final payment is due at least 1 moth prior to the date of the event. All rental fee payments are non-refundable. If the lessee fails to pay any installment when due, Three Oaks Farm shall have the right to revoke the agreement and to keep the full amount of the any rental fees previously paid as liquidated damages.
